A house that needs real work is close to unsellable on the retail market, and the reason is financing. How bad is too bad?
Almost nothing is too bad. We have bought houses with collapsed roofs, fire damage, and severe hoarding conditions. The only situations that genuinely stop us are legal rather than physical, an unresolvable title defect, or a structure a municipality has already condemned and ordered demolished.
Should I get repair estimates before I call you?
You are welcome to, but it is not necessary and we would not spend money on it. We do our own estimate as part of the walkthrough. If you already have contractor bids, bring them, they are useful context and occasionally they show us something we would have missed.
There is mold. Do I have to disclose it or remediate it?
Disclose it to us, absolutely, tell us everything you know about the property, because surprises are what cause deals to fall apart late. Remediate it, no. We buy properties with mold regularly and handle remediation ourselves after closing.
Will your offer drop after you see the house?
It should not, and that is the point of how we work. Our initial number assumes the condition you describe. If the walkthrough finds something materially worse than what you told us, an undisclosed foundation issue, say, we would have to revisit it. If the house is as described, the number holds.
